Garden standards

When you buy or rent a property, there are certain rules you agree to follow. These rules are called covenants and are included in a legal document known as a TP1 form, issued by HM Land Registry.

A TP1 form is commonly used in England and Wales when part of a property is transferred, such as a single plot within a larger development. The covenants in the document are legally binding, which means they must be followed.

If you rent your home, your landlord is responsible for making sure the covenants are upheld, and some of these requirements may also appear in your tenancy agreement.

One of these responsibilities is keeping your garden tidy and well maintained. Trees within your garden are also your responsibility.

To help keep the neighbourhood looking pleasant and safe for everyone, please make sure you:

  • Cut your grass
  • Keep your garden free from weeds
  • Remove litter and waste
  • Trim hedges and plants so they do not overgrow onto pathways or pavements

We know many residents take pride in creating beautiful outdoor spaces. While not everyone is able, or chooses, to maintain a decorative garden, the points above are the minimum standards expected to help keep the community clean, safe and welcoming for all.
